Operators gain access to long-term housing without ownership burden, while investors participate in stable, needs-based housing supported by long-term tenancy. The focus is on durability, alignment, and community impact—not daily operations.

Transitioning Your ARF While Preserving Value

Retiring or exiting responsibly while protecting residents and staff

We facilitate the sale of operating ARF businesses to qualified and experienced ARF operators. This allows providers to exit or retire while realizing the value of both the licensed home and the ARF Businesses itself, without shutting down the facility they have spent years building. Each sale is structured to minimize service disruption, support continuity of care, and maintain staff stability, ensuring residents remain in a familiar, well-run environment that honors the provider’s long-standing commitment and legacy.

Through pooled capital, ARF-ready homes are acquired and positioned for licensed operators under stable, long-term arrangements. Investors participate passively, while operators gain access to compliant housing without assuming ownership risk. Experienced operators may also participate as capital partners, using their industry knowledge to support housing access for newer providers and contribute to a stable, scalable care housing ecosystem.
